A Design Excellence project for the General Services Administration, this facility is approximately 597,546 square feet and houses administrative offices of various federal agencies.  The building includes a conference/community center, daycare, fitness center, public sky/lobby, café, and an indoor parking garage.  This complex exemplifies a state-of-the-art facility and is an appropriate addition to the San Francisco Civic Center area. 

This 18 story office tower earned LEED Silver certification.

One of its most notable features is the lack of any air conditioning installed. Interior environment is controlled through the use of an innovative technology – a double layer of exterior skin with operable openings which open and close automatically to control both temperature and ventilation.

Most interior spaces rely mostly on natural light during the day. One unique feature is that all elevators stop only on every third floor, encouraging building users to walk between floors.

Davis Langdon provided construction cost consulting services during the design phase of this project, supporting the joint venture team of SmithGroup/mOrphosis.  We were involved during the entire design phase, beginning in 1999 with Preliminary Concepts through Construction Documents in 2003 including reconciliation with the Construction Manager.  Davis Langdon provided costs for a number of design solutions during the Conceptual Phase to assist the team in determining the appropriate solution for the program and budget.
