When disruption is too high a price… maintaining business continuity on bank’s live trading floors.

Global giant UBS have embarked on the process of refurbishing and fitting out 150,000 square feet of trading administration support facilities. 

The work has been undertaken while maintaining business continuity for the banks 1000-person live trading floors in an adjacent building.  1200 UBS staff were relocated into the building in three phases.

The project is taking place in four phases, using the JCT form of contract over a twelve-month contract period. The provision includes new open plan and cellular office space on four floors. The remaining 350,000 square feet of this multi-tenanted building has remained occupied and operational for the duration of the project.

Key challenges have included the replacement of on-floor and plant room capital plant. Typically, this consists of four plant rooms on each floor. The replacement of air handling units (AHUs) and chillers must be managed in tight, restricted conditions, while keeping the building running and avoiding negative impact on day-to-day business operations.

Davis Langdon has drawn upon significant project management expertise, specifically gained in the office fit-out/relocation sector. Early and ongoing communication has been a vital factor in assuring the project’s success.

A weekly meeting has been established between the landlord, client FM team, project teams and existing tenant professional team. We have utilised our experience in handling multi-stakeholder projects, to ensure close collaborative working between all parties.
