There were two main objectives critical to the success of this project. Firstly, working in an occupied building with no disruption to the business, and secondly, working to critical programme dates for the phased vacation of another building within the campus to meet the early lease expiry dates agreed with the Landlord.
The strategy adopted on this programme was to create initial swing space on one of the floors, and then refurbish the remaining floors on a sequential basis, which resulted in approximately 3000 user moves within a nine month period. Added to the complex moves programme and tight refurbishment programme was working in live Comms Rooms replacing business-critical electrical switchgear without disruption to the Bank's global IT service.

165,000 sq ft property forming part of the Broadgate development. Scope involves upgrade of internal office area to 7nr. floors, to include services and lift controls upgrade, to accommodate increased headcount and introduction of new DB smart office environment as part of their workplace re-engineering strategy.
The project facilitated the increase of the staff headcount from 900 to 1,800, thus allowing DBAG to exit from 135 Bishopsgate.
Weekly operations meeting with departmental heads and FM team to discuss day-to-day works and their impact on existing systems were a success. Reusing existing materials such as carpets and ceiling tiles saved money and was seen as a positive from a sustainability perspective.
As part of our ongoing relationship with Deutsche Bank on other projects, it has been agreed there will be greater input from the incumbent facilities and maintenance teams at feasibility stage, particularly with regards to defective systems, lack of documented basebuild information and validation studies.
